PLAN ADEQUATELY
This is the first and important step you need to take. Funny enough this is the step that will cost you almost nothing but it is a step that you cannot neglect if you wish to build the house successfully.
GET A LAND
The next step you need to take after thorough and adequate planning is to get a suitable land. It is advisable to involve a lawyer in the process of buying the land to avoid issues of scam or unnecessary problems.
The prices of lands vary depending on where the land is located. Lands located at the outskirts of the city are cheaper than those in the central part of the city or busy areas. Lands located at the outskirts of the city can cost about N250,000 to N400,000. You can also get lands for an even lesser amount but it depends on how remote the location of the land is.
However, you will need to budget above N2 Million to get land in the city. To make you understand more, let us look at the prices of lands in some areas in Nigeria
You can get a good 300 sqm land for about N2.5 million in Lugbe district in Abuja while a commercial land in Garki, Abuja is sold for N200 million. Similarly, 600 sqm land is sold for N3 million in Ibeju Lekki in Lagos state while a residential land in Ajah costs N16 million.

ENGAGE PROFESSIONALS
It is strongly recommended that you work with professionals in drafting your building plan and in the construction process of the building. You stand to gain when you engage professionals in the building process of your house. This way, you are sure of a good job at the end of the day.
You can engage the service of an architect to design the building plan for you. You can get a good architect for as low as N50,000 to N100,000. There are architects that are paid in millions for their services.
You should also contact a certified contractor for your building construction. The amount of contractors collect vary depending on if they will supply the laborers and materials. In case, they are just to supervise, you can budget about N100,000 to N300,000 for them. The standard wage for a labourer is N2,000 daily.
BEGIN THE CONSTRUCTION WORK PROPER
This is the stage where you would be spending most of your budget. Proper planning in this stage is very important so that you do not spend more than you have budgeted. Here you will get an idea of how much it will cost you to buy the materials you need and how much it will cost you to get the work done.
Cost of foundation

• The cost of a 50kg bag of Dangote cement is 2,500 to N2,800
• The cost of a 9” block is 150 Naira while a 6” vibrated block is sold for about N130
• Then you pay for labour.

Cost of the structure work
The cost of the structure is determined by how you want the structure to be and whether the structure will be a simple or complex one. These are some materials you will need for the structure work and their estimated cost.
• 25 mm steel rod (1 piece) costs about N4,500 to N4,800
• 3-inch Concrete nails are sold for N10 each or N1000 for a pack
• 1 roll of flexible binding wire costs about N46,000
• 2 by 2 hardwood is sold for N200 each while 2 by 4 is sold for N 400
• 2 by 4 by 12 softwood is sold for N250 while 2 by 3 by 12 softwood is sold for N150
• 1 sheet of ½ plywood is sold for N2,500 while I sheet of ¾ plywood is sold for N400
• 8 by 9 wall tiles are sold for N550 per piece
• 30 by 30 pack ceramics tiles are sold for N1,400

Cost for roofing work
This is the next stage after the structure work is done
• The cost of roof truss is about N450,000 including workmanship
• Ceiling is about N200,000 depending on the type used
• 0.45 Aluminium roofing sheet costs about N1,550 to N1,700
• 0.90 Aluminium roofing sheet costs about N2,700 to N3,100.
Cost for the finishing work
This is the last stage. Once you get to this stage, you can breathe a little air because you know that your work is almost done.
• Plastering will cost you about N300,000 ( it includes cement, sand, and labour).
• Plumbing work should cost you about N100,000
• Electrical work should cost about N170,000 (including all the materials needed)
• Painting should cost about N150,000
• Floorwork should cost about N150,000 depending on if you wish to use tiles or not.
